Who is responsible for irrigation maintenance and programming?
The Sunnygrove landscape team is responsible for irrigation maintenance and programming in the community between the common areas and in the individual lots.

How do I gain access into the community after hours?
There are 3 options to gain access to the community after the gates close at 6pm. Option one would be to use your transponders in the resident lane. Option two (no transponder/defective transponder) will be to use the call box by searching for your name to call your preferred number listed on your account, and select the number 9 to open the gate. Option three (if you are not in the call box and have a Tekwave account) add yourself as a visitor and send yourself a QR code to use in the guest lane.

What are the community Memberships?
There are 2 different memberships within the community, and they are Active Adult and Family. The Active Adult Membership consist of homes located in the Adventure neighborhood. The Family Memberships belong to all other neighborhoods in the community for Discover, Journey, and Explore.

Will anyone other than Adventure members be able to reserve or have access to Adventure recreational and amenity facilities (Amenity Campus)?
The Adventure Retreat Amenity Center is exclusively for Adventure membership home owners and their guests. While this membership caters to the active adult, there is no requirement to be 55+. FOB access to Adventure Retreat is programmed exclusively for Adventure members only. From time to time, your Star Farms Hospitality Team could organize community wide events, which could entail utilizing Amenity Campuses for special events. These uses will be governed and supervised by your onsite Hospitality Team.

No. Junction Place Amenity Campus will have access control fobs for Discovery/Journey/Explore members only. From time to time, your Star Farms Hospitality Team could organize community wide events, which could entail utilizing Amenity Campuses for special events. These uses will be governed and supervised by your onsite Hospitality Team.

What should I do if my transponder does not work?
There are many reasons the transponder is not functioning properly. Attempt to enter the gate access area at 44th Ave and Uihlein for the community to determine if they are not working for both areas. Communicate this to the Onsite Hospitality Team. The first step will be to reset your transponders. The next step is to meet onsite to assess. The assessment will determine if new transponders are needed.

When and where are association dues paid?
All association assessments are due on the first of every month and late on the 10 th in which late and interest fees will be placed on the homeowners account. There are 3 payment options available to all homeowners. Option one is by going to www.accessdifference.com and select to make a payment. Option two is payment through the community portal on your account at www.vantaca.net. Option three is a check payment by mail to PO Box 66035 Pheonix AZ 85082.

All RSVPs or inquiries relating to upcoming activities, meetings and events should be emailed to the Lifestyle Director at StarFarmsLifestyle@accessdifference.com.

What is included in Lifestyle Programming?
The goal of a community's Lifestyle Programming is to connect residents to each other through a robust array of activities and events. The activities could be physical, intellectual, social, emotional and maybe even spiritual, but they are always geared toward fun. Your resort style amenity centers will provide wonderful locations for new experiences, from group fitness classes to live music events to lifelong learning workshops to family-friendly activities for children and pet-friendly activities for your furry friends.
